Dubai is the center point of so many countries. There is the entire South Asia Region, i.e. SAARC, the ASEAN region, the GCC itself, the North and North East Africa Region that see it in many ways the next logical location if they want to step out of their country and settle in to a large, modern, metropolitan city that has the best of both worlds (the East and the West).
Growth will continue to happen, however, the speculative trade is what gives it a bad name. Everyone wants to make a quick buck and keeps on speculating in the real-estate sector.
I personally think growth will continue for the next 5-7 years more and then start slowing down. Growth in the real-estate sector has to be matched with business, manufacturing, services and hospitality sector equally.
